公告中的分带，从海水在正常自然条件下所达到的最高水位线起算。它既不是你地契的边界，也不是公共用地的边界，而是一条会移动的自然线。

前20米内不得建任何建筑；50米以内限高6米，200米以内12米，400米以内16米，再往外23米。每个体块都按公告允许的高度立起。

从海边起不得有任何建筑: 20 米
最高限高，距海岸四百米以外: 23 米

距海岸50米以内，不论规模，都须做完整的环境影响评估

酒店、集合住宅或公寓：没有客房数或面积门槛，离得近就够了。再往外，门槛恢复为80间客房或4,000平方米。甲米的公告则没有这条规定。

海拔80米以上，景观的代价是禁建

海拔40至80米之间，限高降至8米。再往上不得建设，唯一例外是一栋高6米、占地90平方米的独立住宅，最高到140米，且土地须在2017年12月16日之前合法持有。140米以上，没有例外。

坡度达到35%，就只能建一栋住宅

两份公告的规定一致：坡度在35%及以上的土地，只允许建独立住宅，沿海带和高海拔处限高6米，其他地方12米，占地最多90平方米。紫色即这些陡坡；可建的土地在空隙中显现。

更贵的那块地，能建的反而最少

第一块地距海岸177米，位于坡脚：限高12米，三层。另一块在海拔80米以上，有景观，也更贵：只能建一栋6米、90平方米的住宅，前提是卖方在2017年12月16日之前已持有该地，否则什么都不能建。

苏梅要反过来读：海不决定什么，山决定一切

从海岸到海拔80米，2025年4月24日的公告既不限高也不设退让：只要求通往海滩的通道畅通，以及一半的空地为绿地。再往上，则与普吉同理：在合法持有的私有土地上，只能建一栋6米的独立住宅。

在普吉和苏梅，坡度达到35%只限建一栋独立住宅。在甲米，更陡的土地不得建设；在芭堤雅和梭桃邑，超过该坡度不得进行任何建设或改建。数字不能从一个府搬到另一个府。

价格为挂牌价，于 2026年10月19日从我们的数据库采集。每个项目取其未售单位每平方米价格的中位数；每个区域再取这些中位数的中位数，样本不少于 20 个项目时才显示。以下单位作为异常值剔除：每平方米低于 10,000 泰铢、高于 1,000,000 泰铢、每平方米高于 500,000 泰铢且面积不足 30 平方米或面积未知、总价高于 500 百万泰铢，或每间卧室不足 10 平方米。期房占比仅以状态已知的项目计算。距离按直线测量。欧元按 1 € = 38.374 泰铢换算（2026年9月13日）。
