From landscape to a property project

The plan published on 5 October 2026 caps the city at a small share of the country and wants to keep good farmland. This guide follows the edge, where the city advances on the fields, with the developments we track on 14 October 2026: where people build, what, and for whom.

1 of 6 · The national plan

The city must not exceed 3.24 % of the country by 2037

The plan caps urban land at 3.24 % of the territory in 2037, against 2.39 % in 2021, and classes 54.98 % of the country as development zone: a misleading name, since it also includes farmland. The lights are the 6,227 delivered developments we track.

A national cap, not a right to build: whether a plot can be built on depends on the local town plan. The lights: developments delivered in a known year, position rounded to about a hundred metres.

2 of 6 · The edge · Chiang Mai

1980

In Chiang Mai, the city has left the city

Watch the lights come on, year after year: the centre first, then the countryside. Before 2000, 20 % of our developments were built outside the city and 12 % were villas; since 2018, 64 % are outside the city and 70 % are villas, on the rice fields of Hang Dong, San Sai or Saraphi.

3 of 6 · The walls · Chiang Mai

Inside the walls, almost nothing is for sale

The plan lists Chiang Mai among the old towns to conserve and restore. In Si Phum sub-district, the old town inside its moat, we track only 4 developments; in Suthep, to the west, 72. The old town is rented and restored, but no longer built.

4 of 6 · Bangkok · around the stations

In Bangkok, the city already rises around its stations

The plan wants to mix homes, offices and shops around public-transport stations, as at Punnawithi. The market got there first: 58.6 % of the towers of thirty floors or more we track are within five hundred metres of a station, against 42.3 % of all developments; the asking price is 126,919 ฿ (€3,307) per m² right by a station and 62,670 ฿ (€1,633) beyond two kilometres.

5 of 6 · The East · who is it built for

In Si Racha, buildings for workers; behind Pattaya, villas

The plan wants to house workers in Si Racha and Ban Chang. The market already builds for them: a development has a median 377 homes in Thung Sukhla, at the port of Laem Chabang, and 353 in Si Racha; behind Pattaya, in Pong, 12, nearly always houses. Our guide to cities and jobs sets this port against the plan's ranks.

6 of 6 · The method

Before buying at the edge, read the local plan

The national plan says how much the city can grow overall; the provincial or municipal town plan says what a plot can carry. At the edge, ask about the permitted land use, the protection of neighbouring farmland and connection to water and wastewater.

Our way of reading, not a forecast: no urban growth boundary is drawn yet in local documents, and the plan makes no land buildable.

Prices are asking prices, surveyed on 14 October 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).

These are listing prices, not sale prices. No figure on this page is a promise of return.
