Bangkok followed the rail

In 1999, Bangkok's first elevated railway ran through a city that was already built. Since 2020, 44.6% of completed condominiums have been delivered within 500 metres of a station already in service. Decade by decade, this is how the rail redrew the map of the city's towers.

Today's network, and what it draws

Eight elevated, underground and monorail lines now criss-cross Bangkok. Of the 1,993 condominium projects we track in the capital, 858, or 43.1%, stand within 500 metres of one of their stations.

Limit · Network covered: BTS, MRT (Blue, Purple, Yellow and Pink lines), Airport Rail Link and Gold Line; the SRT Red Lines are excluded. Straight-line distances from OpenStreetMap station coordinates.

The first skytrain crosses a city already built

On 5 December 1999, the BTS opened its first two lines, from Mo Chit to On Nut and from National Stadium to Saphan Taksin. It ran through a city already built: of the 240 condominiums completed in the 1990s that we track, 66 now stand within 500 metres of a station, and 64 of them were there before it.

Limit · Our database lists projects on the market in 2026; buildings demolished or never resold are absent, which under-represents the earlier decades.

With the underground, the city starts to follow the rail

On 3 July 2004, the MRT Blue Line opened 18 underground stations between Hua Lamphong and Bang Sue, and the chronology reversed. Of the 146 condominiums whose first nearby station belongs to this section, 135 were completed after it opened; across the decade, 30.8% of completed condominiums were delivered within 500 metres of a station already in service.

Construction no longer waits for the station

The 2010s stretched the network towards the suburbs: the Airport Rail Link in 2010, the BTS to Bearing on 12 August 2011, the Purple Line in 2016, Kheha in 2018. On the On Nut–Bearing section, 11 condominiums were completed in the five years before the opening and 12 in the five years after: construction did not wait for the first train.

The rail catches up with the city

Since 2020, the Yellow and Pink monorails have served neighbourhoods that were already built, as the BTS did in 1999. Of the 57 condominiums whose first nearby station is on the Yellow Line, which opened to fare-paying passengers on 3 July 2023, 48 were there before it.

Decade by decade, towers delivered near a station

Measured against the year of completion, the curve is clear. In the 1990s, 0.8% of completed condominiums had an open station within 500 metres; the share rose to 30.8% in the 2000s, 34.2% in the 2010s and 44.6% since 2020.

Limit · 'Completed' refers to projects with a finished status, by declared construction year, up to 2025; off-plan projects are excluded from this timeline.

The taller the tower, the closer to the rail

The taller the tower, the closer it stands to the rail. Of the 480 condominiums of 30 floors or more that we track, 58.8% are within 500 metres of a station, against 43.1% overall; among those completed since 2020, 66.2% had a station already open within 500 metres on the day they were delivered.

Price falls with distance from the station

The asking price follows the same slope. The median stands at THB 126,919 per m² (€3,307) within 250 metres of a station, then steps down to THB 66,298 (€1,728) beyond two kilometres.

A line's age counts as much as distance

The age of the section weighs as much as the distance. Along the 1999 lines, the median reaches THB 159,555 per m² (€4,158) and the median tower dates from 2011; around lines opened since 2020, it falls to THB 80,748 (€2,104), below that of projects more than 500 metres from any station (THB 87,290, €2,275).

Method and sources

Prices are asking prices, surveyed on 23 September 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).

Metro lines are drawn station to station, in straight segments: a network diagram, not the track alignment.
