Landscapes and living conditions

From the mountains of Chiang Mai to the coast of Phuket, this guide follows the path of water. The plan published on 5 October 2026 names the slopes to spare, the floods to contain and the air to watch; our survey of 14 October 2026 shows where the market has already settled in this landscape.

1 of 7 · The mountain · Chiang Mai

The slopes of Doi Suthep are hardly built on

The plan does not want to encourage settlement on slopes steeper than 35 degrees. The market got there first: above three hundred and eighty metres, on the slopes, we track only 12 developments. At the foot of the mountain the asking price is 58,609 ฿ (€1,527) per m²; on the plain, 31,725 ฿ (€827).

Altitude, not slope: the plan sets a national threshold, no slope for any place; a plot's slope is measured on site. ASKING prices on 14 October 2026 (137 and 600 priced developments).

2 of 7 · Air · two seasons

More than one development in two that we track lives through an air-control season

Every year the plan puts Chiang Mai in a pollution control zone from February to May, and Bangkok from November to March. Our 808 developments in Chiang Mai and 3,749 in Bangkok are in it: 57 % of everything we track.

3 of 7 · The river · the central plain

Before Bangkok, the flood spreads over the fields

Going down the Chao Phraya, the plan counts 11 retention plains and works where floodwater is held before reaching the capital, including Pa Mok and Phak Hai. They are farmland that doubles as a reservoir.

Existing water-management areas the plan names without giving their perimeter: the map marks them with markers, never with an outline.

4 of 7 · The city · Bangkok

Bangkok, a plain a few metres above the water, rises along the river

Our 3,749 Bangkok developments stand at a median 6 m above sea level, and the plan counts 35 sites exposed to the hundred-year flood in Bangkok and its periphery. Along the Chao Phraya, the city rises: 61 % of riverside condominiums have thirty floors or more, against 23 % elsewhere.

5 of 7 · Holding water · the country

Three sponge cities by 2032, six more by 2037

A sponge city is designed to hold rainwater rather than drain it away. The plan starts with Bangkok, Pattaya and Hat Yai, then Chiang Mai, Phuket and four other cities. Meanwhile, it protects 100 urban sites from floods by 2027, 235 by 2032 and 370 by 2037.

Policy horizons, not completed works; a sponge city does not protect a building. Protected sites are cumulative.

6 of 7 · The hills · Phuket

On Phuket's hills, the view is paid for where the plan counts landslides

Above sixty metres, our 64 developments on the island ask a median 94,917 ฿ (€2,473) per m²; near sea level, 83,525 ฿ (€2,177). The plan counts 98 of the country's 214 landslide-exposed sites in the South, Phuket included, and does not encourage settlement on slopes steeper than 35 degrees.

7 of 7 · The sea · Phuket

Read the shoreline before you buy

In Phuket, 10 % of our developments are within 300 m of a beach. The plan lists Phuket's coast among the moderate and low erosion segments still untreated, and aims to bring the treated share of coastline to 95 % by 2027.

The plan names no beach: no beach is marked as eroded. Before buying on the seafront, ask for the latest coastal survey and the applicable setback distance.

Prices are asking prices, surveyed on 14 October 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).

These are listing prices, not sale prices. No figure on this page is a promise of return.
