From the cafés of Nimman to the gardens of Hang Dong, from the old city's moat to the slopes of Doi Suthep, Chiang Mai is lived neighbourhood by neighbourhood. We follow five: 189 developments, with a median 50,835 ฿ per square metre, against 37,291 ฿ for the province. Survey of 26 September 2026.

CriterionFive neighbourhoods, with no double counting. Nimman: between Huay Kaew Road, Suthep Road, Canal Road and Siri Mangkalajarn Road. The old city: the square within the moat and a seven-hundred-metre band around it. The Ping riverside: eight hundred metres either side of the river. The foot of Doi Suthep: west of Canal Road, in the Suthep and Chang Phueak sub-districts. Hang Dong: the district of that name. Limits set on OpenStreetMap roads and waterways. Price per square metre: asking prices of units for sale, median per development then median of developments, never below twenty developments.

At the foot of Doi Suthep, a city of neighbourhoods, with prices that change from one street to the next

Chiang Mai was born in 1296 on the banks of the Ping, in a wide valley overlooked to the west by Doi Suthep, 1,676 metres high. Today five neighbourhoods tell the city's story: the old city within its moat, Nimman and its cafés, the foot of the mountain, the gardens of Hang Dong and the riverside. We track 189 developments and 1,340 units for sale there. Their median square metre reaches 50,835 ฿, against 37,291 ฿ for the province as a whole.

Within its moat, the old city is for visiting; people live at its gates

A square roughly 1.6 km on each side, ringed by a moat and stretches of brick wall. Wat Phra Singh dates from 1345; the great stupa of Wat Chedi Luang rose to 82 metres before an earthquake brought down its top in 1545. Every Sunday, from 17:00 to 22:30, Ratchadamnoen Road becomes a pedestrian market for 1.0 km from Tha Phae Gate. The developments we track begin at the gates: 13 within 700 metres of the moat, almost all condominiums, 2 of them off-plan, such as Astra Infinite, due in 2028 at 119,017 ฿ per square metre. Chiang Mai Ram, a hospital accredited by Joint Commission International, lies at a median 0.6 km.

Nimman, Chiang Mai's most expensive neighbourhood, and its liveliest

Nimmanhaemin Road was born of a gift: in 1963, the Nimmanhaeminda family gave the state the land for Chiang Mai University, which began teaching in 1964. The street has become the city's most sought-after address, with cafés, restaurants, shops and the Maya and One Nimman shopping centres. Here, 25 developments, all completed, almost all human-scale condominiums: the tallest has 14 floors. The median square metre reaches 92,208 ฿, 2.5 times the province's, and 72% of units for sale have one bedroom. Play Condominium, completed in 2016, lists at 124,119 ฿.

At the foot of Doi Suthep, the mountain at the window, and the lowest entry ticket

Wat Phra That Doi Suthep watches over the city from 1,073 metres up, 15.0 km from the centre; by tradition its first stupa dates from 1383, and the road up to it from 1935. Below, between the university, the zoo and the forest, 32 developments, all completed, mostly low-rise condominiums: 14 floors at most. The median square metre is 69,898 ฿, and a unit asks 2.9 million baht at the median per development, the lowest entry ticket of the five neighbourhoods. The Star Hill Condo, completed in 2017, reaches 97,032 ฿.

In Hang Dong, the house, the garden and the school nearby

South-west of the city, the valley opens into longan orchards, Hang Dong being regarded as the first place in the country where they were planted, and into housing estates. The Ratchaphruek royal park and the Night Safari, opened in 2006 on 819 rai, are on the doorstep, and 3 international schools, including Panyaden and Meritton, have their campus in the district. We track 86 developments there, 81% of them villas; 87% of units have three bedrooms or more. The median square metre falls to 32,190 ฿, but a unit asks 7.3 million baht at the median per development. Recent houses cost more: 35,436 ฿ since 2015, against 26,902 ฿ before. The nearest accredited hospital lies at a median 10.2 km.

On the banks of the Ping, the merchant city and its residences

The Ping made the city's fortune: teak merchants, then missionaries settled on the east bank. On the west bank, Warorot Market, opened in 1910, still sells northern sausages and chilli pastes, a few streets from the Night Bazaar. Within 800 metres of the river, we track 33 developments, 67% condominiums and 30% villas. A condominium asks a median 73,982 ฿ per square metre, the whole area 53,711 ฿. The most expensive, Anantara Chiang Mai Serviced Suites, completed in 2016, reaches 175,696 ฿.

The most expensive square metre does not buy the most expensive home

Ranked from most to least expensive: Nimman at 92,208 ฿ per square metre, the foot of Doi Suthep at 69,898 ฿, the Ping riverside at 53,711 ฿, Hang Dong at 32,190 ฿, for a provincial median of 37,291 ฿. Between Nimman and Hang Dong, the square metre is divided by 2.9. But the budget reverses: at the median per development, a unit in Hang Dong costs 2.1 times one in Nimman. In the centre you buy a flat; in the valley, a house.

In the centre, the one-bedroom flat; in Hang Dong, the family house

Home sizes map out ways of life: 87% of units for sale have three bedrooms or more in Hang Dong, 12% around the old city, 10% on the Ping riverside, 8% at the foot of Doi Suthep and 3% in Nimman, where 72% of units have a single bedroom, as do 74% on the Ping riverside. The city's two hospitals accredited by Joint Commission International, Chiang Mai Ram and Bangkok Hospital Chiang Mai, lie at a median 0.6 km from the old city's developments, 1.4 km from Nimman's and 10.2 km from Hang Dong's.

Those who want to live on foot, among cafés and restaurants, look to Nimman, at 92,208 ฿ per square metre. Those who dream of temples and the Sunday market choose one of the 13 addresses at the gates of the old city. Those who want the mountain and the university find the first ticket at the foot of Doi Suthep, 2.9 million baht per unit at the median. Those seeking a house, a garden and a school head to Hang Dong, where 81% of developments are villas. And those who love the water settle on the Ping riverside, where a condominium asks 73,982 ฿.

Prices are asking prices, surveyed on 26 September 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).
