The country's new gateways

The national plan published on 5 October 2026 upgrades airports, plans two new ones and names tomorrow's ports, by 2037. In our survey of 13 October 2026, we looked at what is already being built around each of these gateways.

Twelve airports to upgrade, two to build, no site designated

The plan aims to upgrade 12 international airports, including Phuket, Chiang Mai, Samui and U-Tapao, and to build 2: one in Lamphun province for Chiang Mai, the other in Phang Nga province for Phuket. It also names cruise and passenger ports. This guide looks at what is already being built around them.

For the airports to be built, the plan gives only a province: the map shows it whole, never a site. The Chumphon – Ranong link, the so-called "Land Bridge", is still under study: it is not drawn.

Near the airport, one development in three is still off plan

The plan aims to upgrade Phuket airport by 2027. Around it, the island is building: within ten kilometres, 34 % of the developments we track are sold off plan; between ten and twenty kilometres, 24 %; beyond, towards Phuket Town and the south, 16 %.

3 of 8 · The Andaman · a second airport

The second airport has only a province; northern Phuket is already building

For Phuket's second airport, the plan names only Phang Nga province, with actions from 2027 to 2032, and no site. Across the water, in Thalang district, 66 % of our 652 developments were delivered since 2018 or are still off plan.

4 of 8 · Cruises · Samui

The island of port calls is the most "off plan" market we track

The plan aims to develop terminals for large cruise ships on Samui, in Phuket and at Cape Bali Hai, in Pattaya. On Samui and Koh Phangan, 47 % of our 365 developments are still off plan, 58 % in Maenam; on Phuket island, 22 %.

The plan names ports; it draws no terminal. A port call is not a service: for a home, regular flights and ferries are what count. "Off plan": not delivered on 13 October 2026.

5 of 8 · Hua Hin · Pran Buri

A gulf crossing, and a line that is only recommended

The plan aims to upgrade the passenger ports of Pran Buri and Chuk Samet, on either side of the gulf, and recommends, without deciding it, urban mass transit in Hua Hin. The market follows the beach: 68,232 ฿ (€1,778) per m² in Nong Kae, south of town, 36,794 ฿ (€959) in Hin Lek Fai, inland, 33,469 ฿ (€872) in Wang Phong, on the Pran Buri side.

6 of 8 · The East · U-Tapao

The airport city's radius takes in nearly half of our Eastern market

The plan wants an "airport city" within a 30-kilometre radius of U-Tapao. That circle holds 559 of our 1,173 Chon Buri developments: Jomtien and southern Pattaya, Na Chom Thian, Bang Sare; not Naklua nor Si Racha. The median asking price there is 50,561 ฿ (€1,318) per m², against 44,444 ฿ (€1,158) beyond.

7 of 8 · The North · Chiang Mai

The airport is in town; the second one is studied where the villas are being built

Within five kilometres of the airport, asking prices run at 57,699 ฿ (€1,504) per m² and 35 % of supply is villas; between ten and twenty kilometres, 25,417 ฿ (€662) and 86 %. For the second airport, the plan cites two districts, Ban Thi (Lamphun) and San Kamphaeng, with actions from 2027 to 2037. In San Kamphaeng, 90 % of our 63 developments are villas, at 23,238 ฿ (€606) per m². Ban Thi is outside our database.

8 of 8 · The method

The useful trip ends at your own door

Two columns for each address: today's service (flights, timetables, trip to the home), then the future project, with its source and status. No gain is calculated on a project.

Prices are asking prices, surveyed on 13 October 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).
