The territories of high-value tourism

The national plan published on 5 October 2026 no longer wants just visitors, but long, high-value stays: health, wellness, culture. This guide follows the one who stays, from the Andaman coast to the gulf, and looks in our survey of 13 October 2026 at what each stage of that stay costs.

Six provinces, one wellness corridor

The plan brings Phuket, Krabi, Phang Nga, Ranong, Trang and Satun together in a health and wellness corridor, with a shared master plan and larger airports in Phuket and Krabi. Of these 6 provinces, our database tracks only Phuket: 1,358 developments.

3 of 7 · The coast · Phuket

What the visitor buys first is the waterfront

The plan lists Phuket among the coastal and maritime tourism territories. Along its west coast we count 41 named beaches. Within 300 m of a beach, a villa's median asking price is 142,144 ฿ (€3,704) per m²; beyond 1,000 m, 67,837 ฿ (€1,768): 110 % more by the water.

4 of 7 · Healthcare · Phuket Town

For care, the town; for the view, the coast

Vachira Phuket is one of the country's 35 level-A hospitals, the best equipped in the public network, and Phuket is the only Andaman province selected for complex-disease care. Around the hospital, within five kilometres, the asking price is 54,305 ฿ (€1,415) per m²; beyond ten kilometres, towards the beaches, 89,556 ฿ (€2,334).

5 of 7 · The old town · Phuket

The old town the plan protects is hardly for sale

The plan lists Phuket among the old towns to conserve and among the creative and cultural tourism territories. In the two sub-districts of its old town, Talat Yai and Talat Nuea, we track only 19 developments; in Rawai, in the south of the island, 164.

6 of 7 · The other sea · the gulf

On the gulf, the waterfront costs less than in Phuket

On the gulf, the plan targets an international coast, "The Royal Coast", from Cha-am to Hua Hin, and lists Samui among the coastal territories. Near the water, the m² gains 66 % in Hua Hin for a condo and 42 % on Samui for a villa, against 110 % for a villa in Phuket.

7 of 7 · The method

Visit, stay, rent: three uses, three kinds of proof

Living there yourself, renting by the year or hosting visitors: the same building is not judged on the same proof. In Phuket, 22 % of the developments we track are still sold off plan: the use is checked in the project's documents, not in the brochure.

Our way of reading, not a forecast: the plan guarantees neither visitors, nor rent, nor capital gain. It makes preservation a condition: water, wastewater, carrying capacity.

Method and sources

Prices are asking prices, surveyed on 13 October 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).

These are listing prices, not sale prices. No figure on this page is a promise of return.
