The great shopping malls, and the city around them

We retain 33 major shopping malls, 23 of them in Bangkok. Around them, the city costs more: in Bangkok, the developments we track within a kilometre of one of them show a median asking price 84% above the others. From Siam to ICONSIAM, then to Pattaya, Phuket and Chiang Mai, each step stops on a figure from our survey of 24 September 2026.

CriterionA major shopping mall, in this episode, is one operated by a group that publishes the list of its malls: Central Pattana (2025 annual report, which also gives leasable area and year of opening or acquisition), Siam Piwat, The EM District, MBK, LH Mall & Hotel (Terminal 21) and One Bangkok, according to their official websites consulted on 24 September 2026. We keep those in our destinations and, in Bangkok's inner ring, Central Pattana's two largest leasable areas, Mega Bangna and Central Westgate. Each mall is placed on its OpenStreetMap outline; distances run, as the crow flies, to the edge of that outline.

Each dot is a development we track; its colour is its median asking price per square metre.

In Bangkok, the square metre climbs as the great malls draw near

We retain 23 major shopping malls in Bangkok. The 578 developments we track within a kilometre of one of them show a median asking price of THB 131,028/m² (€3,414); the other 2,657, THB 71,374/m² (€1,860), a gap of 84%. The slope is steady, ring after ring: THB 144,216/m² (€3,758) within five hundred metres, THB 106,122/m² (€2,765) between one and two kilometres, THB 48,553/m² (€1,265) beyond four.

From National Stadium to Chit Lom, 5 major malls along 1,530 metres of line

MBK Center, Siam Discovery, Siam Center, Siam Paragon, then centralwOrld follow one another along the BTS viaduct, from National Stadium station to Chit Lom. centralwOrld alone offers 179,326 m² of leasable area, the largest in Central Pattana's portfolio. Within a kilometre of these 5 malls, we track 72 developments, at a median asking price of THB 180,097/m² (€4,693): 2.2 times the Bangkok median of THB 80,318/m² (€2,093).

Around EmQuartier, more developments than around any other mall in the city

Terminal 21 rises 29 metres from Asok station; Emporium, EmQuartier and EmSphere frame Phrom Phong. These 4 malls fit within 1,250 metres of Sukhumvit. No retained mall has as many developments around it as EmQuartier: 131 within a kilometre. Across the whole stretch, we track 196, at a median asking price of THB 145,429/m² (€3,790).

On the west bank, ICONSIAM's neighbours command prices of their own

ICONSIAM and its neighbour ICS, two Siam Piwat malls, rise on the Thonburi bank, facing the river, 28 metres from Charoen Nakhon station on the Gold Line, opened on 16 December 2020. Within a kilometre, we track 30 developments, 25 of them in Khlong San district. On the west side, these show a median asking price of THB 111,683/m² (€2,910), against THB 60,260/m² (€1,570) for the other 510 developments on the west bank: a gap of 85%.

On the edge of Lumphini Park, the newcomers settle on the metro

Central Park, opened in 2025 at the corner of Silom and Rama IV, has 31,691 m² of leasable area according to Central Pattana, 21 metres from Si Lom station. Across the park, One Bangkok brings together two retail complexes, Parade and The Storeys, 77 metres from Lumphini station. Within a kilometre of these two addresses, we track 74 developments, at a median asking price of THB 168,224/m² (€4,384).

In Bangkok, most major malls have a station at their door

Of the 23 major malls retained in Bangkok, 15 have a BTS, MRT or Gold Line station within three hundred metres. The mall sometimes came decades before the train: Central Ladprao, opened in 1982, saw Ha Yaek Lat Phrao station open 34 metres away on 9 August 2019; Central Ramindra, opened in 1993, received the Pink Line on 7 January 2024, 90 metres away. Conversely, Central Rama 9 settled in 2011, 41 metres from a metro station opened in 2004.

At Bangkok's gates, malls almost as vast as centralwOrld

To the east, on the Bang Na road, Mega Bangna offers 169,012 m² of leasable area; Central Pattana has held 49% of it since 2021. To the west, in Nonthaburi province, Central Westgate has 92,278, opened in 2015 314 metres from Talad Bang Yai station on the Purple Line. centralwOrld, in the heart of the city, has 179,326. These giants live far from our developments: the nearest to Mega Bangna is 1,530 metres away, and we track only 12 within three kilometres.

In Pattaya, the square metre costs more around the three major malls

Central Pattaya, opened in 2009 205 metres from the beach, offers 54,746 m² of leasable area according to Central Pattana; Central Marina and Terminal 21 Pattaya mark the city northwards. The 46 developments we track within a kilometre of one of them show a median asking price of THB 78,728/m² (€2,052), 48% above the other 606 developments in Pattaya, at THB 53,058/m² (€1,383).

In Phuket, the two halves of one mall face each other

Central Phuket stands in two buildings 70 metres apart: Festival, in Central Pattana's portfolio since 2015, and Floresta, opened in 2018. Together, 84,265 m² of leasable area, in the heart of the island, 6.1 kilometres from the nearest beach. We track 32 developments within two kilometres. On Samui, Central Samui, opened in 2014 506 metres from Chaweng beach, has 26,255 m², and 7 of our developments lie within two kilometres.

In Chiang Mai, developments next to the two Centrals sell for markedly more

Central Chiangmai Airport, south-west of the old city, in Central Pattana's portfolio since 1996, has 73,017 m² of leasable area; Central Chiangmai, to the north-east, opened in 2013, 68,477 m². The 33 developments we track within a kilometre of one of them show a median asking price of THB 65,863/m² (€1,716), 81% above the other 639 developments in the province, at THB 36,319/m² (€946).

Prices are asking prices, surveyed on 24 September 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).

Metro lines are drawn station to station, in straight segments: a network diagram, not the track alignment.
