From the towers of Wongamat to the quiet beaches of Na Jomtien, Pattaya unfolds in five neighbourhoods, each with its beach, its addresses and its price. We track 345 developments there, with a median of 69,074 ฿ per square metre, against 53,834 ฿ for the district as a whole. Survey of 26 September 2026.

CriterionFive neighbourhoods, with no double counting. Wongamat and Naklua, the centre and Walking Street, Pratumnak and Jomtien are zones drawn between the sea and Sukhumvit, their limits set on OpenStreetMap roads (Pattaya Nuea Road, Pattaya Tai Road and Walking Street, Thappraya Road, Thepprasit Road); Na Jomtien is the Na Chom Thian sub-district. Price per square metre: asking prices of units for sale, median per development then median of developments, never below twenty developments. Distances to the beach as the crow flies.

Five neighbourhoods along one coast, and five ways of living by the sea

Seen from the sea, Pattaya's coast reads from north to south like a sentence: the towers of Wongamat and Naklua, the central bay and its Walking Street, the wooded hill of Pratumnak, the long ribbon of Jomtien, then quieter Na Jomtien. Between the sea and Sukhumvit, these five neighbourhoods bring together 345 developments we track and 8,868 units for sale. Their median square metre stands at 69,074 ฿, against 53,834 ฿ for Pattaya district as a whole: the market gathers by the water.

North of the bay, Wongamat holds Pattaya's most expensive square metre

At the end of the beach, on the Naklua headland, a frame of carved wood rises facing the sea: the Sanctuary of Truth, under construction since 1981, its spire reaching 105 metres. Just to the south, towers crowd along the sand of Wongamat: 52 developments, 56% of them within 500 metres of a beach. The median asking price is 84,444 ฿ per square metre, 57% above the district. The tallest building has 56 floors, and 10 developments are still selling off-plan: Soondri Wongamat at 303,149 ฿ per square metre, Once Wongamat, due in 2028, at 259,740 ฿.

In the centre, the oldest part of town renews itself through new towers

Pattaya Beach unrolls 2.7 km of sand between Pattaya Nuea and Pattaya Tai, where Walking Street begins, closed to cars from 19:00 to 03:00. Facing the beach, Central Pattaya opened in 2009 and carries the Hilton and its 302 rooms; Terminal 21 followed in 2018, at the roundabout on the north of the bay. This is where buildings are oldest: 2010 at the median, with 45 of 48 developments completed. The median square metre stands at 72,098 ฿, but recent towers change the scale: PTY Residence Sai 1, due in 2027, lists at 267,161 ฿, and Tait Pattaya, completed in 2024, at 225,926 ฿.

On Pratumnak hill, trees, views, and older buildings at gentler prices

Between the bay and Jomtien, Pratumnak hill keeps its trees, its lookouts and, at its summit, the Big Buddha temple, Wat Phra Yai. At the northern tip, the Royal Cliff overlooks the Bali Hai headland; to the south, the Pattaya Park tower heralds Jomtien. The neighbourhood has 100 developments, almost all completed: 97. The median square metre is 65,000 ฿, but age makes the gap: 82,813 ฿ in buildings completed since 2015, against 58,002 ฿ before, 43% more. The Panora Pattaya, completed in 2022, reaches 173,148 ฿.

Jomtien holds more than half the units for sale in the five neighbourhoods

Jomtien stretches south of Thappraya Road: a beach for windsurfing and jet skis, a palm-lined promenade, and the island of Koh Larn 7.5 km offshore. The neighbourhood gathers 101 developments but, above all, 4,613 units for sale, 52% of those in the five neighbourhoods, and 59% of its developments stand within 500 metres of the beach. The median square metre, 65,556 ฿, hides a leap: 91,605 ฿ in buildings completed or due since 2015, against 55,092 ฿ before. The tallest, SKYPARK Lucean, is to rise to 60 floors, with completion announced for 2029.

In Na Jomtien, people live closest to the water, and in larger homes

South of Jomtien, the coast grows calmer. Ambassador City, opened in 1988, lines up more than 4,000 rooms here, and Ocean Marina advertises 450 berths for boats. Here, 73% of the 44 developments lie within 500 metres of a beach, the highest share of the five neighbourhoods, and 34% are villas. At the median per development, a unit measures 114 m², against 51 m² in Jomtien, and asks 9 million baht, against 4.3 million baht. The median square metre reaches 70,150 ฿; The Panora Estuaria, due in 2026, lists at 198,516 ฿.

From north to south, five prices, all above the district median

Ranked from most to least expensive, the neighbourhoods draw the coast's hierarchy: Wongamat and Naklua at 84,444 ฿ per square metre, the centre at 72,098 ฿, Na Jomtien at 70,150 ฿, Jomtien at 65,556 ฿ and Pratumnak at 65,000 ฿. Between the first and the last, the gap reaches 30%. All stay above the Pattaya district median, 53,834 ฿, which also counts the villas inland.

New building concentrates in Wongamat and Jomtien, and it rises higher

28 developments in the five neighbourhoods are selling off-plan, and they carry 46% of the units for sale. Wongamat has the highest share, 19.2%, ahead of Jomtien, 11%, and the centre, 6.2%; Pratumnak, 3%, and Na Jomtien, 2.3%, have only 3 and 1. These projects are changing the coastline's silhouette: an off-plan condominium has 24 floors at the median, against 8 for a completed building, and its square metre asks 125,487 ฿, against 65,741 ฿. Completions are announced from 2026 to 2030.

A recent building costs half as much again as an older one

In the five neighbourhoods, a building completed or due since 2015 asks a median 89,352 ฿ per square metre, against 59,658 ฿ for older ones: a 50% gap. In Jomtien, it rises to 66%; in Pratumnak, it is 43%. For the same budget, an older building offers more space; a new one, more recent facilities.

10 of 10 · A neighbourhood for everyone

The new tower, the walkable town, the hill, the choice or the villa: a Pattaya for everyone

Bangkok Hospital Pattaya, the city's only hospital accredited by Joint Commission International, lies at a median 2.2 km from Wongamat's developments, 3.1 km from those of the centre, 7.5 km from Jomtien and 12.9 km from Na Jomtien. Those after a new tower facing the sea look to Wongamat; those who want to do everything on foot, the centre; wooded calm, Pratumnak; the widest choice, Jomtien, where 70% of units for sale have one bedroom; space and the beach, Na Jomtien, where units with three bedrooms or more make up 12%, the highest share of the five neighbourhoods.

Method and sources

Prices are asking prices, surveyed on 26 September 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).
