Hua Hin, from the seafront to the hills

The kingdom's oldest seaside resort reads in four movements: the station and beach of the centre, the rock of Khao Takiab, the road to Pranburi and the hills of Black Mountain. We track 424 developments there, with a median 46,475 ฿ per square metre, against 47,774 ฿ for the district. Survey of 26 September 2026.

Four Hua Hins, from the beach to the hills, and four ways of living there

Hua Hin was born with the Southern railway and became the country's first seaside resort. Today it reads in four movements: the centre, its station and its beach; Khao Takiab, where the sand runs into a rock; to the south, the road to Pranburi; to the west, the hills of Black Mountain. We track 424 developments and 3,997 units for sale there. Their median square metre stands at 46,475 ฿, against 47,774 ฿ across the district.

In the centre, the royal town of beach and train, and Hua Hin's most expensive address

The Southern line reached Hua Hin in 1911. Its Victorian-style pavilion, rebuilt in 1926, stands 850 metres from the beach; since 2023, trains stop at a neighbouring elevated station, and the old one is preserved. Facing the sea, the Railway Hotel, now the Centara Grand, opened in 1923 with 14 rooms, and the Klai Kangwon summer palace was completed in 1933. The neighbourhood has 75 developments, the oldest in this story: 2010 at the median. A condominium asks 85,176 ฿ per square metre, a villa 34,044 ฿, and InterContinental Residences Hua Hin, completed in 2021, reaches 318,182 ฿, the highest price in the four neighbourhoods.

In Khao Takiab, where the beach runs into the rock, Hua Hin's most expensive square metre

6.4 km south of the station, a limestone headland pushes into the sea: Khao Takiab, with its temple and its great standing Buddha facing the open water. On either side stretch Khao Takiab beach, some 1.5 km of fine sand, and, further south, Suan Son Pradiphat, shaded by casuarinas. The sub-district has 124 developments, and the median square metre reaches 70,316 ฿, 1.5 times the district median: the highest of the four neighbourhoods. A condominium asks 94,991 ฿, and a unit 8.9 million baht at the median per development. The Standard Residences, due in 2026, lists at 296,846 ฿.

In the hills, the villa with a view, a short walk from the golf course

8.5 km west of the station, the hills hold the fairways of Black Mountain, which opened its first eighteen holes in 2007 and now has 27. Around it, estates of villas cling to the hills, and 1 international school, Hua Hin International School, has its campus here. 185 developments, 90% of them villas; 92% of units have three bedrooms or more, and buildings are the youngest in this story: 2018 at the median. The median square metre is 41,187 ฿, a unit 8.2 million baht at the median per development, and recent houses cost more: 39,889 ฿ since 2015, against 36,426 ฿ before. Sansara Black Mountain, completed in 2019, reaches 119,759 ฿.

On the road to Pranburi, the gently priced villa, between fishing village and national park

19.0 km south of the station, Pak Nam Pran keeps its fishing village at the river mouth and a long seafront running south; Racer Marina advertises 80 berths there, and further on begins Khao Sam Roi Yot, the country's first coastal national park, created in 1966. Here, 40 developments, 85% of them villas, and 87% of units have three bedrooms or more. The median square metre falls to 34,680 ฿, the gentlest of the four neighbourhoods, for a unit at 7.8 million baht at the median per development. 20% of developments are selling off-plan. Bella Costa, completed in 2016 facing the sea, reaches 95,918 ฿.

In Hua Hin, price follows the sea: the flat facing the water, the villa inland

Ranked from most to least expensive: Khao Takiab at 70,316 ฿ per square metre, the centre at 47,866 ฿, the hills at 41,187 ฿ and the road to Pranburi at 34,680 ฿, for a district median of 47,774 ฿. The type of home widens the gap: in the centre itself, a condominium asks 85,176 ฿ and a villa 34,044 ฿, a 150% gap. The coastal neighbourhoods sell flats; those inland, houses.

Hua Hin is growing towards the hills

60 developments in the four neighbourhoods are selling off-plan, and 39 of them, 65%, are in the hills of Hin Lek Fai and Thap Tai. Up there, one development in four is not yet completed: 25%. The road to Pranburi follows, at 20%, then Khao Takiab, at 9.2%. The centre, for its part, is built up: 3 developments off-plan, 4.1%. Tomorrow's town is taking shape west of the railway, in villas.

The hospital, the beach, the golf course: each neighbourhood has its distance

Bangkok Hospital Hua Hin, the town's only hospital accredited by Joint Commission International, lies at a median 3.4 km from Khao Takiab's developments, 5.8 km from those of the centre, 7.0 km from the hills and 14.0 km from the road to Pranburi. The beach separates the neighbourhoods: 42% of Khao Takiab's developments and 39% of the centre's lie within 500 metres of the sand, while the hills sit 4,900 metres away at the median. And each neighbourhood has its golf course: the Royal Hua Hin in the centre, Seapine in Khao Takiab, Black Mountain and Pineapple Valley in the hills, Hua Hin Korea on the road to Pranburi.

The train, the rock, the hill or the wild beach: a Hua Hin for everyone

Those who want a walkable town, Chatchai market and the train to Bangkok choose the centre, where a condominium asks 85,176 ฿ per square metre. Those who want a flat facing the sea, at the foot of the rock, choose Khao Takiab, at 94,991 ฿. Those seeking a house, golf and a school head for the hills, where 90% of developments are villas. And those who prefer long, quiet beaches take the road to Pranburi, with the gentlest square metre, 34,680 ฿.

Prices are asking prices, surveyed on 26 September 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).
