Healthcare in Bangkok (and beyond)

Bangkok has 30 hospitals accredited by Joint Commission International. We placed them on the map, then counted the developments around them: in the capital, one in three lies within 1.5 km of one of them. Outside the capital, the question becomes one of travel time.

CriterionThe episode covers hospitals in Bangkok listed, as of 23 September 2026, on the official Joint Commission International (JCI) list under the “Hospital” programme. Chapters are ordered by the number of property developments our database records within 1.5 km of each hospital: a measure of residential density, not a ranking of care.

Each dot is a development we track; its colour is its median asking price per square metre.

The official list, and what it includes

As of 23 September 2026, the official Joint Commission International list includes 68 accredited organisations in Thailand. Of these, 30 are hospitals (the “Hospital” programme) located within Bangkok itself, and 8 more sit in the neighbouring provinces of Nonthaburi, Samut Prakan and Pathum Thani. We place 28 of the Bangkok hospitals on the map; Ruamjairak Hospital and Kamol Cosmetic Hospital have no verifiable coordinates and are left out.

Limit · The JCI list is read as displayed on the survey date; JCI publishes no downloadable file. The “effective date” shown is not interpreted here as a first-accreditation date. The following chapters count developments within a 1.5 km straight-line radius.

Near accredited hospitals, a dearer market

One Bangkok development in three lies within 1.5 km of a JCI-accredited hospital: 1,082 of the 3,235 we track in the capital. Their median asking price reaches THB 121,215/m² (€3,159), against THB 65,047/m² (€1,695) for the other 2,153.

Limit · The price gap mainly reflects centrality: accredited hospitals cluster in districts that are already expensive. It does not measure a hospital premium. Radius: 1.5 km, straight line. 131 units outside the bounds (below THB 10,000/m², above THB 1,000,000/m², above THB 500,000/m² on less than 30 m², a floor area impossible for the number of bedrooms, or above THB 500 million) were set aside, 23 of them inside the perimeters.

Same brand, different market

Same brand, different market. Samitivej Srinakarin, 6.9 km east of Samitivej Sukhumvit, is also JCI-accredited (effective date shown: 11 August 2007). The 38 priced developments within 1.5 km show a median of THB 63,064/m² (€1,643), 58% below the level around the Sukhumvit hospital. Around Vejthani Hospital on Lat Phrao, the median is THB 62,174/m² (€1,620) across 28 developments.

Limit · Two perimeters, two markets: the gap compares neighbourhoods, not two hospitals. The medians rest on 38 and 28 developments, above the threshold of 20 but far from Sukhumvit's sample sizes. Radius: 1.5 km, straight line.

Outside Bangkok, the journey time

Outside Bangkok, the JCI list names 2 hospitals in Phuket (Bangkok Hospital Phuket, Bangkok Hospital Siriroj), 1 in Pattaya (Bangkok Hospital Pattaya), 1 in Hua Hin (Bangkok Hospital Hua Hin) and 2 in Chiang Mai (Bangkok Hospital Chiang Mai, Chiangmai Ram Hospital). No organisation in Surat Thani province, which includes Koh Samui, appears on it. By car and without traffic, the median time from a development in our database to the nearest JCI hospital is 10.3 minutes in Hua Hin, 10.3 in Pattaya, 10.8 in Chiang Mai and 21.5 in Phuket. On Samui, Bangkok Hospital Samui, which is not JCI-accredited, is a median 11.9 minutes away.

Limit · Times computed by OSRM on the OpenStreetMap road network, without traffic: they lengthen at rush hour. Pattaya = our “Pattaya” district; Hua Hin = “Hua Hin” district; Samui = “Koh Samui” district; Phuket and Chiang Mai = whole province. Siriroj appears in our table under its former name, “Phuket International Hospital”; its coordinates come from OpenStreetMap. No 1.5 km radius in this chapter: it measures travel time.

Method and sources

Prices are asking prices, surveyed on 23 September 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).
