New, resale or off-plan: Bangkok's supply district by district
New, resale or off-plan: every home a buyer finds for sale in Bangkok, building by building. A journey from the river to Bang Na to see what each neighbourhood offers, and at what price per square metre.
Survey of 7 November 2026 · asking prices, median per development
CriterionHomes listed for sale in our database (unsold, offered for sale), new and resale, listings at aberrant prices included: this is the supply a buyer sees. Development status: off-plan; completed since 2020; completed before 2020; other (year or status unknown). Shares computed in homes. Neighbourhoods: the thirteen of our guide « Where to live in Bangkok », with no double counting; a share is given only from twenty developments. Age: the listing date is missing for part of the recent listings, so the share of listings older than a year is a minimum. Bangkok within its administrative limits: neighbouring provinces are not counted. Survey of 7 November 2026.
Each dot is a development we track; its colour is its median asking price per square metre.

What is for sale, building by building
Each column is a building; its height, the number of homes offered for sale there. New and resale: everything a buyer finds for sale today.
In Bangkok, you mostly buy older buildings, and they are listed for less
In gold, buildings completed before 2020; the others fade. Per square metre, older buildings are listed at a median of 70,066 baht, newer ones at 102,201. An association, not an effect: age is not the only difference between these buildings.
Development status and year of completion. Asking price per square metre: the median of development medians, outlier units excluded. An association, not an effect: older and newer buildings stand on different streets and offer different sizes.
The "River" district of our guide "Where to live in Bangkok". Buildings shown: in each status, the one with the most homes for sale as of 7 November 2026.
The "Silom-Sathon" and "Lumphini-Langsuan" districts of our guide "Where to live in Bangkok". Building shown: the pre-2020 building with the most homes for sale across both districts.
Phrom Phong has the oldest offer of the thirteen districts
On Sukhumvit, you buy an established address. Amid the gold of the older stock, Park Origin Phrom Phong, standing tall, is the older building offering the most homes here.
The "Nana-Asok" and "Phrom Phong" districts of our guide "Where to live in Bangkok", at least twenty developments each. Building shown: the pre-2020 building with the most homes for sale across both districts.
In Thong Lo, older buildings are listed well below newer ones
The two large columns show the asking price per square metre, at the median of the district's buildings: older in gold, newer in turquoise. An association, not an effect.
Median of development medians, at least twenty buildings in each status, outlier units excluded. Building shown: the newer building with the most homes for sale in the district.
The "Phra Khanong - On Nut" district of our guide "Where to live in Bangkok". Building shown: the newer building with the most homes for sale in the district (445).
To the east, Bang Na sells off plan, and older buildings cost least
The breathing columns are off-plan: nowhere is that share higher. And older buildings are listed lowest here of all the districts where this price can be measured.
The "Bang Na" district of our guide "Where to live in Bangkok". Building shown: the off-plan building with the most homes for sale, completion announced for 2028. Buying off plan means paying before completion.
Only the off-plan columns stay lit: developments still under construction, bought before completion. Knight Frank, Cushman & Wakefield, Colliers and the REIC track this new-build market; our map counts everything a buyer finds for sale, new and resale together.
City or coast, apartment or villa, to live there or to spend part of the year: three gestures are enough for your advisor to start from your project, not from a catalogue.
Prices are asking prices, surveyed on 7 November 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).
These are listing prices, not sale prices. No figure on this page is a promise of return.
