With a dog or a cat: where to live in Thailand

Of the 65,802 units for sale whose listing states the rule, 20.4% accept pets. Where to find them, at what price, and near which parks: survey of 26 September 2026.

CriterionA unit accepts pets when its listing says so. Shares are computed on units for sale whose information is known, never below twenty units. A building 'says yes' when at least half of its documented units accept pets. Prices follow the common method; the 'same neighbourhood' gap compares units in the same sub-district with the same number of bedrooms. Survey of 26 September 2026.

One home in five opens its door to pets

Moving to Thailand often means moving with a four-legged companion. Of the 65,802 units for sale whose listing states the rule, 20.4% accept pets. Yet the map changes colour from city to city: 71.4% in Samui, 40.3% in Hua Hin, 38.7% in Chiang Mai, 32.7% in Phuket, and 12.8% in Bangkok, 10.2% in Pattaya. One question explains almost everything: house or flat?

With a garden, the answer is almost always yes

In houses the answer is almost always yes: 83.8% of houses for sale accept pets, 83.6% of villas, 81.9% of townhouses. In condominiums the rule flips: only 6.7% of condo units. East of Bangkok, where housing estates take over from towers, the districts of Saphan Sung and Khlong Sam Wa show 89.5% and 82.8% yes. A lawn, a fence, and the question no longer arises.

In Bangkok, the towers that say yes cluster along Sukhumvit

In the capital, 6.1% of condo units accept pets. Counted by building, 112 of the 1,850 towers we track say yes for most of their flats. They are not scattered at random: 33 stand in the single district of Watthana, between Phrom Phong, Thonglor and Ekkamai. For an indoor cat or a small dog, this is where the search begins.

The higher the standing, the more welcome the dog

The rule follows the price. Among Bangkok condominiums whose median price stays under a hundred thousand baht per square metre, 3.1% say yes. Between one and two hundred thousand, 7.1%. Between two and three hundred thousand, 13.3%. Above three hundred thousand baht per square metre, 20.7%, one building in five. The great addresses are among them: 98 Wireless, the Four Seasons Private Residences by the river, the Ritz-Carlton Residences at MahaNakhon, Muniq Langsuan.

In the heart of the city, two great parks have opened a space for dogs

At Benjakitti, Asok's urban forest, the City of Bangkok has laid out a dog park of more than 10 rai near the Ratchadaphisek entrance, where dogs are walked on a lead. On 7 February 2026, Lumphini followed on the Wireless Road side: more than 2 rai, one enclosure for large dogs and another for small ones, the city's 9th dog park. Within a kilometre and a half of these two spaces, 16 condominiums say yes to pets; Muniq Langsuan is just 188 metres from Lumphini's.

In Phuket, even flats open up more

On the island, 32.7% of units for sale accept pets, and flats are part of the trend too: 15% of condo units, 2.5 times Bangkok's share. The Choeng Thale shoreline, from Bang Tao to Laguna, sets the tone: 19.5% of its flats say yes, across 15 developments. In denser Patong the share falls back to 0.2%. For a sunrise walk on the sand, look to the north-west coast.

Where houses dominate, pets are at home

Around Chiang Mai, the housing estates of Hang Dong to the south and San Sai to the north say yes at 73.9% and 73.4%, while the denser centre stays at 14.6%. In Hua Hin, in the Hin Lek Fai sub-district west of town, 91%. In Samui, where the villa reigns, 85.7% in Maenam and 73.4% in Bo Phut. On the Eastern Seaboard, Pattaya is the exception: only 1.4% of its condo units are open to pets.

In the same neighbourhood, a yes costs next to nothing

On the Bangkok map, towers that accept pets ask a median THB 135,662/m² (€3,535), against THB 100,094/m² (€2,608) for the others: a 35.5% gap. It is address and standing that speak first. Compared within the same sub-district and with the same number of bedrooms, pet-friendly flats ask only 4.2% more in Bangkok, 0.2% in Phuket, and 2.1% for the island's villas and houses. Choose the neighbourhood: the yes follows, often at the same price.

Prices are asking prices, surveyed on 26 September 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).
