Exceptional villas: Phuket versus Samui

On Phuket's west coast and at Cape Yamu, the island's most expensive villas look out over the Andaman Sea. Across the peninsula, Samui offers a scarcer kind of luxury, at prices in a different league. Five developments on one side, five on the other, seen from cape to bay: each stop lands on a figure from our survey of 24 September 2026.

CriterionFor each island, the five villa developments with the highest median asking price PER UNIT, among those with at least two unsold villa units for sale retained by our common pricing method (outlier units removed). Only villa-type units count, and only developments on the island itself, inside its OpenStreetMap outline (within one hundred metres, for developments geolocated on the shoreline): neighbouring islets, such as Koh Maphrao off Phuket, are excluded. 1 of 11 · Two islands, two ceilings

Both islands sell villas; only Phuket sells ultra-luxury in numbers

Fly over the two islands: to the west, Phuket's wooded capes drop into the Andaman Sea; to the east, Samui raises its central massif in the Gulf of Thailand. We track 616 villa developments for sale in Phuket and 208 in Samui. The real gap shows at the top: in Phuket, 164 villas ask one hundred million baht or more, spread across 51 developments. In Samui there are 13, in 7 developments. At two hundred million baht or more, the count is 37 on one side and 3 on the other.

At the tip of Cape Yamu, the highest price per villa on either island

The camera follows Phuket's east coast, where the island tapers towards Phang Nga Bay, dotted with limestone islands and declared a national park on 29 April 1981. At the end of Cape Yamu, 316 metres from its tip, The Cape Residences was completed in 2015 by Campbell Kane. 7 of its villas are for sale, at a median asking price of THB 302.2 million (€7.88 million): the highest on either island. For that, the median villa offers 1,600 m² and 5 bedrooms on a 4,970 m² plot.

On Bang Tao beach, the most expensive square metre of the ten

Heading west, over the great bay of Bang Tao. Behind the sand lies Laguna Phuket: 3.0 km of beach, 6 hotels and more than 400 hectares of parkland and lagoons, according to its operator. On this shore, 173 metres from the water, the villas of Banyan Tree Beach Residences, completed in 2024, ask a median THB 260 million (€6.78 million) for 480 m² and 4 bedrooms. Their square metre reaches THB 531,250 (€13,844): the most expensive of the ten developments in this episode. Further along the beach, Catch Beach Club, which Time Out Phuket calls the island's most iconic beach club, sets the tone for late afternoons.

Between Kamala and Patong, three estates clinging to the hills

Further south, the coast road hugs the hills between Kamala and Patong. Along 2.6 km of coastline, three of Phuket's five developments follow one another. Andara, completed in 2008, overlooks Kamala Bay: a median THB 227 million (€5.92 million) for 1,564 m². Samsara Estate, 184 metres from little Yae beach, asks THB 218.2 million (€5.68 million) for 808 m², and every villa it has for sale lists a sea view. Cape Amarin, the eldest, completed in 2005 by the Pavilions Hotels group: THB 182 million (€4.74 million) for 1,474 m² and 6 bedrooms. All three have been standing for at least 17 years: here, ultra-luxury is an established neighbourhood.

At Samui's north-western tip, a single address plays in Phuket's league

Across the peninsula, Samui comes into view, its central massif behind. At the north-western tip, above Laem Yai bay, The Estates Samui, completed in 2005, is the island's most expensive development: a median THB 250 million (€6.51 million) for 979 m² and 3 bedrooms on 2,942 m² of land. It is the only one of Samui's five to come close to Phuket: The Cape Residences is only 21% higher. 2 of the island's 3 villas listed at two hundred million baht or more are here. 2.1 km away, Rainier Samui, completed in 2021, already asks half as much: THB 125 million (€3.26 million) for 750 m².

On the north-east coast, very large houses a few minutes from the airport

The camera glides east, over the Bo Phut municipality. In the hills, Ivory Sanctuary Villa, completed in 2026 by DHD Group, offers outsized homes: 1,202 m² at the median, 6 to 10 bedrooms, for THB 122.5 million (€3.19 million). Below, 1.6 km away, Bophut's Fisherman's Village hosts one of the island's most popular night markets. At the end of the coast, above Choeng Mon beach and 192 metres from the water, Samujana, completed in 2015 by PJC Wood, asks THB 92.8 million (€2.42 million) for 956 m² on a 1,840 m² plot. The airport is 8 minutes away by road.

In Samui's south-west, the gentlest square metre of the ten

Last stop in the island's south-west, on the sunset side. Offshore lies the Ang Thong archipelago: 42 islands, a national marine park since 12 November 1980. Sanh Kiri Kham, completed in 2013, asks a median THB 80 million (€2.08 million) for 1,200 m², 5 bedrooms and a 1,693 m² plot. Its square metre, THB 66,900 (€1,743), is the lowest of the ten developments: 7.9 times less than at Banyan Tree Beach Residences in Bang Tao.

Rank for rank, a Phuket villa asks roughly twice as much

Line up the ten developments by price. In Phuket, the five ask between THB 182 and 302.2 million per villa at the median; in Samui, between 80 and 250 million. From second to fifth rank, a Phuket villa is worth 1.9 to 2.4 times its Samui counterpart. 4 of Samui's five developments ask less than Phuket's fifth. A single address breaks the rule, The Estates Samui, which Phuket's first exceeds by only 21%.

Per square metre, the gap narrows; it is the size of the villa that changes

Per square metre, the ten developments intermingle. One hundred million baht buys between 188 and 907 m² among Phuket's five, and between 390 and 1,495 m² among Samui's. Across all villas for sale, the median square metre is THB 79,020 (€2,059) in Phuket and THB 68,054 (€1,773) in Samui: only 14% less. The difference lies in the size of the house: the median villa for sale asks THB 29.8 million (€0.78 million) in Phuket for 370 m² on a 478 m² plot, and THB 14 million (€0.36 million) in Samui for 243 m² on 378 m².

Phuket has the big airport and the marinas; Samui brings everything closer

In Phuket, the international airport handled 17.3 million passengers in fiscal year 2025, according to AOT; from the five developments, it is 24 to 40 minutes away by road. On the east coast, 4 marinas together advertise 842 berths. Bangkok Hospital Phuket, accredited by Joint Commission International over successive cycles from 2009 to 2024, according to the hospital, is 21 to 31 minutes away; the British International School, founded in 1996, teaches the International Baccalaureate. In Samui, Bangkok Airways' private airport welcomed more than 3.02 million passengers in 2025; it is 8 to 32 minutes from the five developments, and the island's Bangkok Hospital 9 to 22 minutes. PBISS teaches the Cambridge curriculum, and on the south coast, at Laem Set, Kamalaya welcomes guests in 76 wellness-focused rooms, suites and villas.

Phuket for the top of the market, Samui for space at half the price

Buyers seeking the top of the market, a major international airport and a berth for their boat find in Phuket 164 villas at one hundred million baht or more, and established estates from Cape Yamu to the Kamala coast road. Those who prefer a smaller island, the airport a few minutes away and rarer addresses find in Samui comparable homes for roughly half the price, rank for rank: 1,200 m² at Sanh Kiri Kham for THB 80 million, while Cape Amarin asks 182 million for 1,474 m². In between, The Estates Samui is a reminder that the island, too, can reach Phuket's prices.

Prices are asking prices, surveyed on 24 September 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).
