Bangkok tomorrow: the lines on their way

The Orange Line has finished its concrete and awaits its trains, the Purple Line heads south to Rat Burana, the Red Lines stretch out, and the Grey and Light Blue lines remain on paper. We have laid each coming line, with its announced date, against the developments we track, and looked at what the recently opened Yellow and Pink lines reveal. Survey of 24 September 2026.

CriterionWe retain the urban lines that the MRTA, the SRT or the BMA present with a route, a status and a date, as published on 24 September 2026. An “open” station is open at that date; a development is “served” within 800 metres of a station, as the crow flies. For lines under construction, distance is measured to the stations published on OpenStreetMap; for lines under study, to the route. Chapters follow the timetable: this is not a ranking.

Each dot is a development we track; its colour is its median asking price per square metre.

Nearly one development in two is already within 800 metres of a station

Bangkok today has 10 urban lines in service: the two BTS lines, the MRT's Blue, Purple, Yellow and Pink lines, the Gold Line shuttle, the Airport Rail Link and the SRT's two Red Lines. The latest opening dates from 17 June 2025: two Pink Line stations towards Muang Thong Thani and the Impact exhibition grounds. Of the 3,235 developments we track in the capital, 1,468 lie within 800 metres of an open station, or 45.4%. Their median asking price reaches THB 106,122/m² (€2,765); beyond 800 metres it falls to THB 57,638/m² (€1,502).

On the Orange Line the concrete is poured; the trains are awaited

From Thailand Cultural Centre to Min Buri, the eastern section of the Orange Line runs 22.5 km and 17 stations, underground beneath Rama IX and Ramkhamhaeng, elevated beyond. Civil works are complete, systems are 71.58% installed, and the MRTA announces operation for January 2028. The first train has finished its factory tests and is expected in Thailand at the end of November. Around its 16 new stations we track 94 developments within 800 metres. 75 of them have no station within that distance today: for half of them, the nearest is more than 1.6 km away.

The Orange Line arrives in neighbourhoods already built, and already dearer than their district

The developments awaiting the Orange Line are not building sites: 92 of the 94 are completed, and the median building dates from 2013. Those still without a station within 800 metres cluster in Huai Khwang (25) and Bang Kapi (24), along Rama IX and Ramkhamhaeng. Their median asking price, THB 67,740/m² (€1,765), already exceeds by 22.3% that of the other developments in their districts, far from both open stations and the future line: THB 55,410/m² (€1,444).

Along the future Orange Line, sellers already ask Yellow Line prices

Two eastern suburbs, face to face. On one side, the 74 priced developments awaiting the Orange Line, with no station within 800 metres today: THB 67,740/m² (€1,765). On the other, the 143 priced developments within 800 metres of a Yellow Line station, open to the public since 3 July 2023: THB 68,351/m² (€1,781). Less than 1% separates them.

Near the Yellow and Pink lines, the gap also shows in buildings that predate the trains

The Yellow and Pink monorails opened in 2023 and 2024. Within 800 metres of their stations we track 213 developments, at a median asking price of THB 67,518/m² (€1,759), against THB 57,258/m² (€1,492) for the 762 developments further away in the same districts. But 177 of these 213 buildings were completed before 2023, and the gap already shows among them: THB 64,907/m² (€1,691) near the stations, THB 54,698/m² (€1,425) further out. Among the 26 completed since 2023, THB 103,247/m² (€2,691) against THB 91,094/m² (€2,374). New buildings cost more everywhere, near stations and elsewhere.

In the west, the Orange Line runs beneath a centre already served

The western section, from Bang Khun Non to Thailand Cultural Centre, has 13.4 km and 11 underground stations; it crosses the river in a tunnel and runs beneath Siriraj, Sanam Luang, Pratunam and Din Daeng. Works are 20.55% complete, with operation announced for July 2030. Within 800 metres of its new stations we track 63 developments, 44 of them in Ratchathewi district, and 50 already have an open station within that distance. Their median asking price reaches THB 141,869/m² (€3,697).

The Purple Line heads down towards Thonburi and Rat Burana

Extended from Tao Poon to Rat Burana, the Purple Line will gain 23.6 km and 17 stations, 10 of them underground. Civil works were 67.26% complete on 20 January 2026, and the MRTA announces operation for November 2030. Within 800 metres of its stations we track 44 developments; 22 have no station within that distance today, chiefly in Rat Burana (8) and Thon Buri (4). Their median asking price, THB 93,564/m² (€2,438), sits above Bangkok's, THB 80,318/m² (€2,093).

The Red Lines stretch out towards Thammasat and Salaya

The SRT Red Lines have run since 29 November 2021 between Krung Thep Aphiwat, Rangsit and Taling Chan. On 19 May 2026 the SRT signed two extensions: Rangsit – Thammasat University, 8.84 km and 4 stations, and Siriraj – Taling Chan – Salaya, 20.5 km and 9 stations, with service announced for 2029. To the south, the link to Hua Lamphong is under study, with completion targeted for 2034. Today, within 800 metres of Bangkok's Red Line stations, we track 31 developments, at a median asking price of THB 76,623/m² (€1,997).

On paper, the Grey Line would serve more developments than the three works sites combined

The Grey Line, a 16.25 km monorail with 15 stations between Watcharaphon and Thong Lo, was transferred from the BMA to the MRTA on 27 December 2024, which is reassessing its feasibility; no opening date has been set. The Light Blue Line, 6.7 km and 9 stations between Din Daeng and Sathon, is announced by the MRTA for June 2034. Laid on our map, the Grey Line would pass within 800 metres of 335 developments, 162 of them with no station within that distance today, at a median asking price of THB 103,996/m² (€2,710). The three lines under construction are due to add 109 by 2030.

The three works sites add a suburb, not a city

If the announced dates hold, the eastern Orange Line, then the western section and the southern Purple Line, would put 109 more developments within 800 metres of a station. The share of developments served would rise from 45.4% today to 47.7% in 2028, then 48.7% by the end of 2030. Most of the gain comes from the Ramkhamhaeng suburbs; in the centre, the western section mostly duplicates existing stations. The table sets out, line by line, the announced date, the developments within 800 metres and those with no station within that distance today.

Prices are asking prices, surveyed on 24 September 2026 in our database. For each development we take the median price per square metre of its unsold units; for an area, the median of those medians, shown only from 20 developments upward. A unit is set aside as an outlier below 10,000 ฿/m², above 1,000,000 ฿/m², above 500,000 ฿/m² on less than 30 m² or with no known floor area, above 500 M ฿, or with less than 10 m² per bedroom. The off-plan share counts developments whose status is known. Distances are measured as the crow flies. Euros are converted at €1 = 38.374 ฿ (13 September 2026).
