Freehold by the sea: what your budget buys on the waterfront
A foreigner can own an apartment a few steps from the sand, in their own name. We travelled Phuket, Hua Hin and then Pattaya, residence by residence, to see what €250,000, €500,000 and then a million euros buy when you want the sea as close as it gets. Units for sale on 7 November 2026.
Survey of 7 November 2026 · asking prices, median per development
CriterionCondominium apartments offered for sale within one kilometre of a beach in Phuket, Hua Hin and Pattaya, kept by our common price method (outliers removed). Freehold: a unit whose listing declares it under the foreign quota; a unit only described as "freehold" does not state the quota and is not counted. A budget is the target price, within twenty percent, at 38.374 baht to the euro. Distances as the crow flies, from the project to the nearest beach; the bands on the map are drawn from the outline of the beaches in OpenStreetMap. Medians: never below twenty residences. The cards are a selection, not a statistic: at each budget, the residences closest to the water, then by Reflexion score, one per developer; the million-euro scene in Pattaya shows ALL the residences in the city that qualify within two hundred metres. Asking prices, not sale prices. Survey of 7 November 2026.
Each dot is a development we track; its colour is its median asking price per square metre.
